What is driving the opportunity

Published turf incentives

SNWA currently publishes $5 per square foot for the first 10,000 square feet for residential and non-single-family properties, with lower rates above that threshold.

2027 covered-property rule

Nevada law prohibits using Colorado River water to irrigate nonfunctional grass at covered commercial, multifamily, government, and HOA contexts beginning in 2027. Single-family yards are not the target of that rule.

Broader water work

Smart controllers, leak sensors, irrigation repair, high-bill review, pool loss, fixtures, and commercial water-use projects create multiple entry points beyond turf.

Long-term direction

Southern Nevada’s durable lane is not a single rebate campaign. It is a permanent property-efficiency system: identify avoidable use, verify the right program, bring in the correct licensed trade, document consent, and track outcomes.
